The FHA sets limits on how much it will insure. Lenders follow these limits when approving your loan. FHA loan limits range from $331,760 to $765,600 (the FHA floor and ceiling). Each county has its own limits based on the median home price in the county. The limits are 115 percent of the average home price in the area.
You can see the limits for your Colorado county here.
If you need to borrow more than the FHA loan limits in your county, you’ll need a jumbo FHA loan. Some lenders offer this option, and I can help you find them. Keep in mind lenders that offer jumbo FHA loans often require higher credit scores and lower debt-to-income ratios to lower the risk of default.
FHA loan limits change once a year. If you have any questions about the FHA loan limits in your area, contact me today, I’d be happy to help.
